Former Fiesta Henderson Site Set for $30 Million Sale and New Indoor Fieldhouse |
City agreement with Agora outlines recreation, hotel, dining and retail plans; council vote still ahead |
The former Fiesta Henderson casino site could become a new hub for indoor sports, restaurants and shopping. The City of Henderson announced a proposed $30 million sale to Agora Realty & Management Inc. on September 9, 2026. The agreement is not yet final.
Plans cover approximately 35 acres and include a developer-funded indoor fieldhouse alongside possible hotel, retail, dining and commercial uses. The city says the purchase and development agreements still require a future City Council vote.
Project at a glance
What could be built?
Agora would fund the fieldhouse's construction and handle its operation. The larger concept would add businesses and visitor amenities to a site once occupied by the casino.
The city says the recreation component reflects community feedback collected beginning in September 2023. Residents had asked for indoor recreation and more places to gather.
No specific hotel or retail tenants, groundbreaking date or opening schedule were confirmed in the city's announcement. See the original city announcement for the stated proposal.
Understanding the $30 million figure
The Henderson Redevelopment Agency purchased the property for $32 million in December 2022: $30 million in redevelopment funding and $2 million from the general fund, according to the city.
The proposed sale price is $30 million. That is $2 million below the prior purchase price, but the comparison alone does not establish the public cost or benefit. The developer's proposed fieldhouse obligations, ongoing operations and other agreement terms also matter. |

What is approved—and what is not?
Confirmed: The city announced a proposed partnership, its stated sale price and the concept for the site.
Not confirmed: Final council approval, completed sale, construction start, opening date or named commercial tenants. Do not treat a concept as an approved building project.
What residents should watch next
The next meaningful milestone is a public City Council review of the agreements. The city's September announcement did not specify a vote date.
Questions worth tracking include public access to the fieldhouse, program costs, construction milestones, operating responsibilities and protections in the final agreements.
Follow the City Council agendas and meeting records and the Fiesta Henderson project information page for updates. Those records, rather than early concepts, will determine what happens next. |
