La Cova Adds New Lakefront Homes at Lake Las Vegas

A new lakefront neighborhood is taking shape inside SouthShore at Lake Las Vegas, adding a limited collection of newly built homes to one of Henderson’s established luxury communities.

Called La Cova, the 15-acre project is planned for 42 single-family homes within SouthShore’s gated setting. It is a focused addition, not a new master-planned community: the appeal is new construction in an existing lake community where waterfront lots are relatively scarce.

Quick details:

  • Scale: 42 planned single-family homes on 15 acres.

  • Setting: Inside the larger guard-gated SouthShore community at Lake Las Vegas.

  • Home options: Six planned floor plans, including single-story choices, ranging from about 2,813 to 4,225 square feet.

  • Waterfront: Thirty-eight homes are expected to have lake frontage; buyers should confirm the specific lot and outlook.

This combination of a small release, a private setting, and water access helps explain the interest around the project. It also explains why buyers should separate community-level information from the details attached to a particular home.

The starting prices are around $1.5 million, with some homes reaching roughly $3 million. That provides a helpful sense of the project’s luxury-market position, but it is not a current price sheet. Availability, release timing, lot premiums, selected finishes, and outdoor upgrades can all affect the final number.

The planned homes include a mix of bedrooms, flexible rooms, outdoor living areas, and garage space, depending on the model. For prospective buyers, though, the most important question may be what the individual lot actually delivers.

Lake frontage, a lake view, and direct lake access are not interchangeable features. A buyer should verify the lot’s location, orientation, outlook, easements, shoreline rules, and planned outdoor improvements before treating any of those benefits as guaranteed. The same approach applies to future construction nearby: ask what has been approved, what is still planned, and what could affect a view over time.

The completed homes and homes in progress were under contract when the project was discussed publicly. That is useful context for understanding demand, but it does not establish what is available now or the terms of a future release. In a small neighborhood, inventory can change before a buyer has time to compare models.

La Cova does not have a community pool of its own, although plans include a small park. The larger SouthShore setting offers amenities that shape the area’s lifestyle, but those amenities should not be assumed to transfer automatically with a La Cova purchase. The SouthShore Country Club and related facilities are separate from La Cova ownership and may involve distinct memberships, costs, and policies.

That is why a straightforward amenities checklist is useful before making decisions. Buyers can ask what comes with the home, which amenities are optional, what association fees cover, whether a club membership is available, and which rules apply to landscaping, boats, docks, or personal pool additions. Clear answers can prevent a lifestyle feature from becoming an unexpected expense later.

The location offers a particular kind of Henderson living. Residents are near The Village at Lake Las Vegas, where waterfront dining, shopping, events, and water-based activities are part of the surrounding destination. At the same time, SouthShore remains residential in character, which may appeal to people seeking a quieter home base while keeping access to the rest of the valley.

For current SouthShore residents, La Cova may provide an option to remain in the area while moving into a newer home. For buyers relocating to Henderson, it presents a specific choice: a gated, lake-oriented community designed around indoor-outdoor living rather than a broad selection of entry-level housing.

What is confirmed is La Cova’s scale, SouthShore location, and luxury-home focus. What remains buyer-specific includes current pricing, inventory, construction timing, lot premiums, club access, and the cost of personal upgrades.

La Cova is a sign of continued high-end investment at Lake Las Vegas, but it is not a broader affordability story for Henderson. For residents following local development, the project is best understood as a carefully sized addition to an established waterfront neighborhood-one whose most meaningful effects will be felt by buyers looking for a rare new-build home on or near the lake.

I can see the appeal of a small gated neighborhood, but 42 homes on 15 acres sounds fairly close together. I would check the spacing.

That’s a fair point. The 15-acre figure doesn’t tell the whole story about spacing, so buyers should check the specific lot layout and neighboring homes.

For anyone touring La Cova, ask where future construction is planned. A lake view today might look different once the nearby lots are built.

We looked at homes in SouthShore a few years ago, and the views varied more than I expected. I would walk the specific lot before deciding.

Linda MorenoAgreed. We toured two lots on the same street and the lake looked completely different from each one.

Are the single-story plans available on waterfront lots? That would make a big difference for someone hoping to stay there long term.

Priya S.I wondered the same thing. The article doesn't say which plans go on which lots, so I'd ask for the current lot map before getting attached to a floor plan.

Starting at $1.5 million leaves a lot of room for lot premiums and upgrades. I would want a firm total price before getting too excited.

New homes with lake frontage are hard to find at Lake Las Vegas. I would want to see the exact shoreline rules before choosing a lot.
